SPECIFICATION FOR CONSTRUCTION OF RESIDENTIAL FLATS
1. RCC Framed Structures : Designed as per IS Code of Practices and Materials conforming to this Specifications.
2. RCC : 1 : 2 : 4 with 4" to �" graded metal for footing, columns, beams slabs and chajjas and Lofts.
3. Foundation Depth : 180 cms or as advised by Engineers based on soil strength.
Thickness : 30 cmm
Mix : 1:5:10
Metal : 40 cm
4. Chajjas : 2' 0" feet vide to be provided in the Kitchen and in one bed room on the shortest side of the wall.
5. Walls : All external walls of the flat will be 9" thick in cement mortar with bricks, internal walls of the flats will be 4.5" thick reinforced brick in cement mortar with 1:6 mix for external walls and 1:4 mix for internal.
6. Plastering two coats : First Coat (1:6) in cement mortar and Second outer coat (1:4) sponge finish Ceiling : 15 mm thick (1:4) smooth finish.
7. Flooring : Marble Mosaic tiles flooring in all rooms 4" height skirting will be provided in all rooms and kitchen and cermaic tiles flooring in toilets.
8. Cooking Platform : Cooking, Platform in double polish Black Granite in kitchen and 2' Daddo over platform with glazed tiles stainless steel and girk also provided.
9. Railing : Balcony railing in RCC Plain design. Staircase with iron railing.
DOORS & WINDOWS : The door frames of the Flats of follows:
a) Main Door : 3'6" x 6'6" with M. Teak Wood.
b) Internal Doors : 3'0" x 6'6" Assam Teak wood.
c) Others : Opening to Balcony and Toilet doors with be 2'6" x 6'6".
10. a. Door Shutters : All internal door shutters shall be flush doors of commercial plywood with 2 coats of the paint on both sides.
b. Main door : Main door shutter will be provided with teak wood.
11. Windows : Wooden windows with M.S. grills of simple design.
Windows shutters : All window shutters shall be teak wood frame with glass panels.
12. Sun shades : 2' width 2" thick RCC 1:2:4 cement mortar finish with 1:5.
13. Ventilators : Steel ventilators with safety bars with glazed panels in each bath room.
14. Shelves : Simple design RCC shelf in kitchen and Master Bedroom and provision for shelves in Hall and Bedroom.
15. Shutters/Fixtures : All hinges, handles and bolts of
Fitting specifications Aluminum shall be provided
16. Dadooing : 5' height glazed tiles dadooing in toilets and 2' height above kitchen platform.
17. Painting : All wood works and steel works shall be painted with synthetic enamel.
18. Exhasut fan : Provision of space for exhasut fan will be provided in each bath room and kitchen.
19. Telephone fan : Telephone point shall be provided in Master Bed room and Hall T.V. point will also be provided.
20. Others : Door stoppers to be provided for all internal doors and main door.

All electric fittings are of ISI Quality.
Additional electrical points, if required, will be provided at extra cost.
Separate meter for pump room, lighting, common area lighting.
Wiring in all flats of PVC wiring.
Lights in the common areas like staircase, lobbies, parking areas, entrance and outside building shall be provided as per the design of the Architect.
SANITARY AND WATER SUPPLY WORKS
All external sanitary pipes shall be PVC and AC pipes. Rain water pipes are also of AC pipes. Sewer lines will be connected to the main sewer lines as per sanitary department requirement.
1. Each flat shall be provided with Indian W.C. or Western type with low level tank - one C.P. tap shall be provided to each WC.
2. Each flat shall provided with one Wash Basin.
3. All tank water pipes are of G.I. Type.
4. Two taps in kitchen shall be provided (MCH + Bore Well)
5. Pipe lines for geyeser will also be provided in each bath room. Showers in toilets also shall be provided.
6. One bore well with 1 motor and connection to the overhead tank. Over head tank with sufficient capacity shall be provided with a compartment for MCH Water.
PAINTS
1. Ceiling shall be finished in two coats of Birla white.
2. All interior works shall be finished with Birla white.
3. Out side walls along with parking area with Snowcem approved colouts.
T.V.ANTENA : Provision for TV antena point will be given.
TO BE BORNE BY CUSTOMER
Electricity : The necessary fittings for service connections including a transformer & panel board if insisted by APSEB.
Water Supply : Municipal Water and drainage connection subject to Government approval.
Sump Motor : Cost of Motor for pumping from Sump to over head tank. (to be shared by all Flat owners.)
Lift : Cost of lift and installation charges to be shared by all flat owners.
